But which one truly holds the edge? In this post, I'll delve deep into each community's location, lifestyle, and real estate aspects to help you make an informed decision.


Palmer Ranch was once a highly popular part of Sarasota, but then Lakewood Ranch emerged, offering many new homes. Within Lakewood Ranch, there's a new development called Waterside, and this is the subdivision we’ll be comparing to Palmer Ranch.

Location Matters in Real Estate

In real estate, location is everything, and both Palmer Ranch and Waterside excel in this regard. Palmer Ranch, with its rich history dating back to the late 1800s, is strategically located in southern Sarasota.

Its proximity to I-75 offers residents easy access to Siesta Key Beach and downtown Sarasota, all while maintaining a peaceful residential environment.

On the other hand, Waterside, nestled within the expansive Lakewood Ranch, boasts over 36,000 acres of well-planned residential space.

Like Palmer Ranch, Waterside enjoys easy access to I-75, positioning residents just a short drive from Lido Beach and downtown Sarasota.

Diverse Lifestyles in Palmer Ranch and Waterside

The lifestyles in Palmer Ranch and Waterside are distinctly different.

Palmer Ranch, larger in area, offers around 40 neighborhoods. It's not the most walkable area, so having a car is a must.

The lifestyle here varies by neighborhood – some offer poolside restaurants, others are golf-centric, and a few have minimal amenities.

Waterside presents a more unified lifestyle experience.

It features a centralized downtown area, Waterside Place, which serves as a hub for its 10 neighborhoods. Here, you can find shopping, dining, and community events.

An upcoming water taxi service will add to the convenience, allowing residents easy access to this vibrant downtown area.

A Closer Look at Real Estate Options

Real estate is a crucial aspect of any community, and both Palmer Ranch and Waterside offer diverse options.

For Palmer Ranch, the median price of a single-family home is $685K, while at Waterside it’s $1.24M.

But before you freak out, let me explain why prices in one are double from the other:

Palmer Ranch, being older, has homes with a median price of $685K, offering a mix of standard and luxury options.

Palmer Ranch's popular neighborhoods include Esplanade, known for its pools and tennis courts, and Turtle Rock, offering a wide range of single-family homes. The new community, Talon Preserve, is also noteworthy with its planned amenities.

Waterside, with its newer, custom luxury homes, has a median price of $1.24M, but this is expected to adjust as more affordable neighborhoods are developed.

Waterside's options are newer, with neighborhoods like Lakehouse Cove offering luxury amenities and King Fisher Lake views. The Alcove provides semi-custom homes, while Nautique offers more affordable options with community pools and a water taxi to Waterside Place.
