The location is a big draw of this neighborhood.
Only 4 miles away from I-75 makes commuting to Sarasota or Tampa/St. Pete’s area a breeze.
Another game changer of this area is the location right on King Fisher Lake and its 144 acres of waterfront access, perfect for boating, kayaking, paddle boarding, and more.
Here you’re only minutes away from some of Sarasota’s hottest restaurants, bars, and evening attractions and less than 10 miles from downtown Sarasota.
With a quick drive, you can easily be at places like Waterside Place, University Town Center, and Siesta Key Beach
This convenience is a huge benefit for a community combined with its amenities & homes.
Nautique Amenities & Lifestyle: What's It Like Living Here?
Nautique has some amazing amenities like:

Affordable Home Options at Nautique
Nautique offers prospective homebuyers a choice of homes that suit their preferences and budget.
Whether you're a first-time buyer, a growing family, or a retiree looking for a comfortable and affordable place to call home, you'll find townhomes and single-family homes that will fit your needs.
Townhomes
With 3 floor plans ranging from around 1,700 to 1,850 square feet, the townhomes are a rear-load style.
The houses have space for 2 cars garages, 3 bedrooms, and 2.5 bathrooms with a base pricing currently starting in the upper $300s.
This price shows something that is almost unheard of for new constructions in Waterside and Lakewood Ranch nowadays.
Some of the features that MI Homes is putting into these properties are quartz countertops in the kitchen and baths, GE stainless steel appliances, Moen fixtures, and wood-look plank flooring in the bedrooms and closets in the master suites.
Single-family Homes
Currently, this type of house has 2 ranch-style models available: the Bimini and the Starboard.
They have around 1,750 square feet, with 3 bedrooms and 2 bathrooms, located in larger lots that offer peaceful lakefront living and prices starting in the high $400s.
However, these models are going to be completed by the end of 2023, but is really worth it if you want a more traditional Sarasota style architecture; the coastal, British, West Indies, and craftsman inspired.
Some of the features will include a sleek countertop, stylish cabinetry, and a state-of-the-art appliance in the kitchen, with carpet tile and a 2 cars garage.
Who Should Vs Shouldn’t Buy in Nautique?
With its pricing under $500k, Nautique offers an affordable option compared to most Waterside/Lakewood Ranch neighborhoods.
It's ideal for young professionals, families, and downsizing empty nesters seeking the Lakewood Ranch lifestyle at a reasonable price point.
Those wanting larger custom homes on bigger lots would likely find better options elsewhere.
But for anyone prioritizing amenities, new construction value, and location, Nautique delivers.
With everything it has to offer, is a truly good choice for those seeking the magic experience that is living in Sarasota, Florida.
