Hampton Lakes is a new construction community located off of Fruitville Rd. Hampton Lakes is being built by Medallion Home, a builder founded in 1984. This community is gorgeous. Land, air, space, greenery, privacy, peace, and location! I brought my drone and camera out to this community recently to grab some shots because I just can't get enough of it.
About Hampton Lakes
This community, situated about 10 miles east of 1-75, provides a quiet and peaceful lifestyle. Its secluded location lets you avoid the hustle and bustle of busy roads, but also remains fairly close to shopping and entertainment. There are very few communities in Sarasota that provide the luxury of space and acreage. Hampton Lakes is unique in that each property ranges from 3 to 12 acres providing a country feel, yet remaining close to the city. Hampton Lakes is also a gated community.

Hampton Lakes offers 7 different floor plans ranging from 3-4 bedrooms, and 2-3.5 bathrooms. The homes are large ranging from 2,395 – 3,922 square feet. The smallest floor plan is the Aruba. This is a 3 bed, 2 bath, 2,395 sq. ft home starting at $533,100. The largest floor plan is the Grand Santa Maria II. The Grand Santa Maria is a 3 bed, 3 bath, 3,922 sq. ft. home starting at $804,100.
All of the 7 floor plans are single story, contain 3 car garages, and have hurricane impact glass and sliders. The current HOA fees are $100 a month; and the home sites are on well and septic. Lot prices currently range from 11,000 up to 161,000. One extremely unique feature of Hampton Lakes is that all the homes have the ability to add a detached mother in law suite!
