Beginning your home search can be an overwhelming task. Let me make your house hunting process easy, efficient, and enjoyable. I will assist you in getting financing, guiding you in the right locations, helping you determine your budget, and prioritizing your must-haves.  Once we've found your dream home, we'll look at the comparable properties in the area to help determine a purchase offer. I will handle the paperwork and negotiate on your behalf for desirable terms. I'll look out for your best interest throughout each step providing my integrity, reliability, and communication. By the end of your search, you will live happily ever after in your new, dream home. My 8 Step Buying Guide

 

1. Meet in person and create a wishlist

Let’s get to know each other! See what past clients have said about buying a home with me or Check out my bio! We’ll meet together for a Buyer Consultation to focus your search and determine what you want and need in a home. 

 

2. Pre-qualification

I'll introduce you to the best local mortgage lenders, who can help you determine your buying price range with confidence. Be prepared to dig into paperwork during this part of the process such as pay stubs, W2’s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process! This is also a great time to play around with my mortgage calculator, which will give you some estimates.

 

3. Listing alerts / Create a favorites list

Unlike most of the country that's broken up into towns, Sarasota is broken up into hundreds of neighborhoods. Once we nail down a specific area you are interested in, I will be able to send you listing alerts that meet your specific criteria. This means, you will be the first to know when a new property comes on the market that is within your specifications. Be sure to let me know if one (or more) jumps out at you so that I can skip to the next step and schedule a viewing.  Through my website, you can also register and create a favorites list.  Have fun searching properties and marking the ones that stand out to you by clicking 'Save as Favorite.' 

 

4. Schedule viewings

Here’s where the buying process gets really fun! I'll schedule viewings of the homes that peaked your interest from the listing alerts, any you've found on your own, or properties I've selected for you. We'll go see the properties and figure out what you love (and what you don't)! This process can take time, so be patient, I want to help you find the perfect fit. 

 

5. Find the perfect home and write an offer

When you’re ready to make an offer, I will present a written offer to the Seller. And while everyone loves getting their offer accepted right away, the Seller could come back to us with a counter offer, or reject your initial offer altogether. I'm happy to walk you through each of these possibilities and exactly how to handle them. I will negotiate on your behalf and do all of the communication. Once the offer is accepted, it’s time to get your financing in order and move forward to the next step!

 

6. Acceptance, appraisal, and inspection

The Sellers accepted your offer, and the home is going through appraisal and inspection. The appraisal guarantees that the price of the property matches the condition of the property while the inspection makes sure that everything in the home is functioning properly and there are no major issues. (see a list of recommended inspectors) After receiving results from an inspection, we may even do some more negotiating! These are the last steps before the shiny keys to your home are placed in your hand... for good!

 

7. Time to close and get the keys

Get excited because it’s time to close on your home! This process includes going through all of the final paperwork and signing your name (a lot!). Don't forget to bring all of the paperwork you’ve collected along the way and your down payment. We'll close with the top real estate attorney in Sarasota

 

8. Celebrate!
